If you have cash to back a strategy like this yes, it is the #1 strategy for creating the biggest spread/profits on your deals.  But, its also the longest lead time in getting a paycheck.  We have used this strategy for the past 3-4 years and you have to be ok with owning the property for a long time period because a lot of the buyers cannot get a loan to cash you out.  You can work with them and there are many programs out there, but just be prepared that you may have to resell on a LTO a few times before a buyer cashes you out.
