<p>HAFA is designed for homeowners who have applied to HAMP for assistance  but have had no success with their loan modification program. To  participate in HAFA, homeowners must still meet HAMP’s eligibility  criteria (principal residence, first-lien mortgage, serious delinquency,  unpaid balance under $729,750, and a mortgage payment over 31 percent  of gross income).</p>

This is because April&#8217;s activity is not available yet.  For March 2010, overall there were 1,900 residential units sold (condo, townhome, house, etc.) vs. 25,526 on the market (7.5% sold in March vs. what was available).  This is up 36% from the previous month in February 2010 with 1,397 units sold.  The homebuyer tax credit most likely had a large impact on this but we&#8217;ll see when we get April&#8217;s data since April 30th was the last day to be under contract (this should uptick closings through June 30th which is the closing deadline for that program).  Pending status (under contract) was right at 2,498 for March which is up over 500 units from February 2010.   What is interesting to note is when the Pending status increases and stretches out from month to month, its a direct indicator of the longer processing times in the mortgage industry.  In our business we are still seeing delays with short sale approvals and timing.</p>
<p>Drilling down a bit, in Union County had the most sales in March with 164 units sold with an average sales price of $259,477.  The Lake Wylie market has declined in sales tremendously only producing 23 sales in March with an average sales price of $397,322.  The following are the sales numbers for March 2010 for some of the surrounding counties:</p>

Mecklenburg County (E) &#8211; sales 122 (avg. sales price $ 122,708)<br />

Mecklenburg County (S) &#8211; sales 153 (avg. sales price $ 363,914)<br />
Mecklenburg County (SSW) &#8211; sales 63 (avg. sales price $ 194,830)<br />
Mecklenburg County (SW) &#8211; sales 72 (avg. sales price $ 140,859)<br />
Mecklenburg County (W) &#8211; sales 57 (avg. sales price $72,000)<br />

		<description><![CDATA[North Carolina Commissioner Of Banks Announces New Rules To Prevent Foreclosure]]></description>
			<content:encoded><![CDATA[<p>The North Carolina Commissioner Of Banks (NCCOB) announced last week new rules to help prevent foreclosures in North Carolina.  These rules govern licensed mortgage servicers and will go into effect on June 1, 2010.</p>
<p>The new rules are to aid homeowners that are trying to work out other payment options, loan modifications, etc. with their lenders but finding that they don&#8217;t have enough time to get these actions done before a foreclosure auction date.  This is in response to many homeowners losing their homes WHILE they are working with their lenders.  The foreclosure process presses on (120 days in NC) and the homeowner never gets an answer promptly on new terms for their loans.</p>
<p>The 2 main points of this new rule are: <span id="more-572"></span>1.) The mortgage servicer is required to stop foreclosure efforts pending the request from a homeowner to do so under Rule 703</p>
<p>2.) Requires a homeowner to reply promptly and clearly to homeowner requests under Rule 702</p>

<p>I spend a lot of time with my staff working to implement repeatable and reproducible processes so that we can “set it and forget it” so-to-speak and move on to more value added activities.<span> </span>Wouldn’t it be ideal to have your business completely automated and only have to check-in on it daily or weekly?<span> </span>Well, this is not an easy task to accomplish but definitely one worth pursuing. <span> </span></p>
<p><strong>Below are the 7 key steps that you should take to move towards a repeatable operation:</strong></p>
<p>1. Create a manual process that works.<span> </span>Make sure that you can walk before you run.</p>
<p>2. Optimize each process then document. <span> </span>I find that creating process maps is a great way to visually understand what it going on.<span> </span>You can use tools like Visio or Powerpoint to accomplish this.</p>
<p>3. Group the processes by either business function or job role.<span> </span>Ex.) All processes to do with selling a house should be in the Sales function or the Sales Manager role in my business.</p>
<p>4. Schedule “Process Optimization and Automation” meetings with each of the key stakeholders on your team which utilize and own each process.<span> </span>The goal of these meetings is to assess where the possible automation opportunities lie.<span> </span>Make sure that you identify what the role of each automation point is first (business requirement) before you identify solutions.<span> </span>It is much easier to adapt solutions for automation later once you understand what the purpose is.</p>
<p>5. Implement new technologies to automate each process point. Look to group where possible.</p>
<p>6. The last step is to create a control plan for the overall process.<span> </span>This ensures that the new solution does not operate out of the acceptable result in the future.<span> </span>A great example of this would be to setup an email alert to be sent to the Sales Manager when a property is on the market 60 days or greater.<span> </span></p>
<p>7.<span> </span>As part of the control plan, always setup a regular review process with the key stakeholders so that the process and your business can benefit from continuous improvement actions.</p>
<p>Practice these simple techniques on a regular basis and you will find that your business will not only grow, but your staff will be happier because they will be making a change as they grow in their roles.</p>

			<content:encoded><![CDATA[<p><a title="Sell Home Charlotte NC" href="http://beehomesolutions.com/contact-us/"><img class="alignleft size-full wp-image-26" style="margin: 5px;" title="Sell_Your_Home" src="http://beehomesolutions.com/wp-content/uploads/2009/04/Sell_Your_Home.jpg" alt="Sell_Your_Home" width="125" height="84" /></a>Every month I like to report and interpret the Greater Charlotte, NC real estate market data for the past months&#8217; activity.  For August 2009, overall there were 2,221 residential units sold (condo, townhome, house, etc.).  This is flat from the previous month in July 2009 with 2,223 units sold.  Pending status (under contract) is right at 2,434 for August which is up slightly from July 2009.   What is interesting to note is when the Pending status increases and stretches out from month to month, its a direct indicator of the longer processing times in the mortgage industry.  In my business we have seen delays in 2 categories.  The first being First Time Home Buyers and the second being short sales.</p>
<p>A lot of the First Time Home Buyers have been seeking local or government down payment assistance and/or applying for FHA loans.  We&#8217;ve noticed that these agencies are experiencing delays in processing the down payment assistance money.  In the short sale market, lenders are both overwhelmed with case loads and they are redistributing resources on loan modification programs which is delaying processing of the short sales.</p>
<p>Drilling down a bit, in Mecklenburg County the north part of the county had the most sales in August with 174 units sold with an average sales price of $183,727.  The Uptown Charlotte market has declined in sales tremendously only producing 12 sales in August with an average sales price of $347,391.  The following are the sales numbers for August 2009 for some of the surrounding counties:</p>
<p>Union County =       208 sales (avg. sales price of $267,172)<br />
Cabarrus County = 153 sales (avg. sales price of $196,313)<br />
Gaston County =      144 sales (avg. sales price of $127,517)<br />
Iredell County =      107 sales (avg. sales price of $144,289)</p>
<p>The Lake Norman area had 91 sales (avg. sales price of $413,056)</p>
